PVCG is a direct lender through various entities based on location, and we underwrite, process, and review internally. Funding is based on many factors, but the focus is always a quality project, in the right location, with the right development team from the developer to the architect/engineer, general contractors, project management and review.

HOW WE STARTED FUNDING PROJECTS

Pura Vida Capital Group is a group of seasoned professionals with a combined 125 years in the financial sector. We banded together to create and operate a unique funding program. We are not brokers and our programs will be very different than any bank you have dealt with.

We are unique funders, looking for well-qualified developers with great projects. We are very open to project type, unique concepts, and “out of the box” ideas, and treat your project and its needs individually. Every funding has pricing geared to your project, not some carved in stone bank guideline. We like creativity, new ideas, and next gen concepts, you will find this team will focus on you and your project like no other.

We offer both debt and joint venture funding and invest our capital into JV deals. We do not fund against business plans, or value created by an appraisal. Typical debt deals will require 20%-30% new cash invested at closing, no exceptions, and jv’s will require 10%-20%. Down payments (cash at closing) are ALWAYS part of our capital stack. Pricing will be controlled by your draw schedule, equity invested prior to our closing, your resume, project location and project size.

Our process is straight forward, tough but fair underwriting, site inspection and term sheet or LOI issued. You will find us competitive, open minded, thorough, and fair. 50% of our closings are repeat joint ventures with previous clients, 15% are repeat debt deals, and the remainder are new clients we approve.

We have a Solution

Our program can be customized for large-scale developers with multiple projects, groups of projects in a specific sector/geography, or for qualified developers with unique situations/projects/strategies/concepts.

We frequently have special programs available for specific sectors or geographies that may offer a lower down payment and higher LTV in a joint venture with Pura Vida and designated funds set aside for the program. If so, we can discuss in the submission process.

DIRECT FUND

Direct Fund means just that. We are not brokers, and we are not representing third party funds. Our capital is derived internally, and our lending is decided by our team. PVCG is the check writer, the underwriter, the decision maker and your Funding Solution.

Our Geographic Focus

Our primary project territory includes North America, Central America and the Caribbean. However, we submit hospitality- and sports-sector projects globally.

Other locations will be evaluated on a project-by-project basis.

We focus on all commercial-income-producing sectors, and also fund end-unit buyer mortgages in Central America and Caribbean joint-venture resort projects. We have funded mixed­ use retail, office, hospitality, assisted living, medical tourism and offshore facilities, multifamily, mixed-use resorts, condos, hotels, casinos, marinas, golf resorts, courses, beach clubs and more. We typically do not fund pure residential projects in the U.S, except for Florida.

We have multiple working relationships with hotel flags, development firms, general contractors and management firms. We can assist you with architectural, engineering, feasibility, master planning and design, legal and inspection services, to name a few.
