We are currently negotiating funds for the construction of the real estate project in playcar Playa del Carmen.

The land is under a promise of sale contract and is free of encumbrances.

Feasibility Study

The Mexican Caribbean is a tourist area that extends along the coast of the state of Quintana Roo, from the town of Isla Blanca in the north to the town of Punta Allen in the south, with 140 km in length.

 In recent years, the Mexican Caribbean region has been consolidated by the influx of tourists seeking to spend a vacation in one of the top areas worldwide, the Mexican Caribbean region has consolidated its position due to the influx of tourists seeking to spend their vacations here and having one of the best-positioned beaches in the world; on the other hand, due to the fact that people from all over the Globe including Nationals and a high concentration of the U.S.A. and Canadian investors are looking for a place of residence near the Caribbean coast.

 The project is located in the municipality of Solidaridad, with Playa del Carmen as the municipal capital. It is bordered to the north by the municipalities of Puerto Morelos and Lázaro Cárdenas; to the east by the Caribbean Sea; to the south by the municipality of Tulum; and to the west by the state of Yucatán in the municipalities of Chemax and Valladolid, respectively.

 It is one of the “youngest” municipalities since it was founded in 1993 and divided into two localities: Puerto Aventuras and Playa del Carmen.

Quintana Roo as a state is one of the entities with more migration than other parts of the Republic mainly as an attraction to people between 20 and 35 to seek job opportunities in the tourism market.

Another relevant data provided by the demographic information is about housing tenure since almost 50% of the population rents their homes in the market, which tells us about a captive investor market. The latter is congruent with the median age, which is 26 years old, since, in the real estate purchase trend of the western market, the first home purchase is made at the age of 30.

In terms of health services, only 2% of the population uses private services, which speaks to a reduced A/B and C+ socioeconomic segment. Therefore, in the case of UMA, demographics indicate that it has the demographic bonus to attract skilled labor and the users of the project are outside the market, with the exception of regional investment buyers.

For the type of product proposed in the master plan, we will have 3 main age segments that will be our target consumers, according to the habits that prevail in them and based on the theory of western consumption. The latent risk that is observed is the perception of the place in relation to security, which is a fundamental factor to take care of and highlight in the project.

The 9,500 sqm parcel is located in the area with the highest added value in the city of Playa del Carmen. The Playacar community is the most exclusive in the municipality, with controlled access and 24-hour security

Invitation

The present invitation is extended to participate in the capitalization of the project which is conformed as follows:

  • The capital of the project is $8.8 MUSD (amount that must be secured through investors), this amount represents 30% of the project.
  • The debt of the project will be $20.6 MUSD, this amount represents 70% of the project (Fund with intentions to enter the project).
  • There will be a pre-sales scheme that will lower the use of capital for investors, however, we seek to secure 100% of the resources.
  • The proposal is in exchange for 80% of the project’s cash flows with an expected return of 22%.
